These Terms & Conditions ("Terms") govern your use of the OwnerLM platform operated by OwnerLM ("we," "us," or "our"). By creating an account or using the service, you agree to these Terms.
OwnerLM is an AI asset management platform for apartment owners and real estate investors. The platform includes:
You must provide accurate information when creating an account. You are responsible for the security of your credentials and for activity under your account. You must be at least 18 years old. Each account is associated with a workspace, and you may invite teammates with scoped access. The original creator is the primary owner and has exclusive rights to demote other owners, transfer ownership, or delete the workspace.
OwnerLM uses a credit-based usage model. Credit costs vary by feature (chat, document processing, agent and skill runs, email and conversation analysis, image and report generation) and current rates are shown in-app under Settings, Billing. We may adjust credit rates from time to time and will notify you of material changes.
We offer multiple subscription tiers, including a Free plan with limited credits. Paid plans include monthly credits and additional features. You can buy credit top-up packs at any time. Referral credits may be granted under our referral program.
All payments are processed through a PCI-compliant payment processor. We do not store card numbers. Subscriptions renew automatically unless cancelled. You can manage your subscription from Settings. Refunds are handled case-by-case.

When you upload meeting audio, video, transcripts, or notes, you represent that you have obtained any consent legally required from meeting participants under applicable recording, wiretap, and privacy laws. You are solely responsible for compliance with those laws.
AI-generated outputs are informational only and do not constitute financial, legal, tax, or investment advice. OwnerLM's chat, agents, skills, audits, and orchestrator outputs are based on the data you provide and the capabilities of the underlying AI models. While we strive for accuracy and provide citations back to your source documents, AI outputs may contain errors, omissions, or misinterpretations. You are responsible for verifying AI-generated insights before making business decisions. We strongly recommend consulting qualified financial and legal professionals for significant decisions.
You retain full ownership of all documents, data, and content you upload ("Customer Data"). By uploading Customer Data, you grant us a limited, non-exclusive license to host, process, and analyze it solely to operate the service for you and your authorized recipients. We do not claim intellectual property rights over your data, we do not sell or share it across customers, and we do not use it to train AI models. Outputs from skills, agents, audits, and exports are yours to use, subject to these Terms continuing to govern any recipients of shared bundles.
OwnerLM relies on a vetted set of infrastructure and service providers (cloud hosting, AI processing, document parsing, transactional email and SMS, payments) and supports optional integrations you authorize from Settings (such as productivity, file storage, calendar, banking, and property management systems). Your use of any optional integration is also subject to that provider's terms. We are not responsible for the availability, accuracy, or conduct of third-party services. You may disconnect any integration at any time. A high-level subprocessor summary is published on our Security page; enterprise customers can request a detailed list under NDA.
You can create scoped magic links to share specific conversations, deals, reports, or upload portals with people outside your workspace. You are responsible for who you send links to. Each link can be expired or revoked, and we log every access for your audit trail.
You can issue API keys and connect our MCP server to allow external AI tools to read tenant data on your behalf. API keys are credentials: keep them secret, rotate them regularly, and revoke any compromised key immediately from Settings. You are responsible for actions taken by tools and individuals you authorize with a key. We may rate-limit, suspend, or revoke keys that show signs of abuse, excessive cost, or security risk.
If you use our SMS or chat channels to communicate with contacts, you are responsible for compliance with applicable laws (including A2P 10DLC, TCPA, CAN-SPAM, and CASL) and for obtaining opt-in from recipients. We honor opt-out and unsubscribe requests platform-wide.
We aim to provide reliable service but do not guarantee 100% uptime. We may perform scheduled maintenance that temporarily affects availability. We provide in-app support and will make reasonable efforts to respond promptly.
Some features are labeled beta, preview, or coming soon. They are provided as-is, may change or be removed, and are not covered by any service-level commitments.
To the maximum extent permitted by law, OwnerLM shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or business opportunities, arising from your use of the platform. Our total liability for any claim related to the service shall not exceed the amount you paid us in the 12 months preceding the claim. This limitation applies regardless of the legal theory (contract, tort, negligence, or otherwise).
You agree to indemnify and hold harmless OwnerLM, its officers, employees, and agents from any claims, damages, or expenses arising from your use of the platform, your violation of these Terms, content you upload, or your infringement of any third party's rights.
You may terminate your account at any time from Settings. We may suspend or terminate your account for violation of these Terms, abuse of AI features, excessive cost or security risk, or activity that harms the platform or other users. On request before deletion takes effect, we will make reasonable efforts to provide you a data export. Upon termination, your data is permanently deleted within 30 days, consistent with our Privacy Policy and any legal retention requirements.
We may update these Terms from time to time. We will notify you of material changes via email or in-app notification. Continued use after changes take effect constitutes acceptance.
These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Delaware.
